The product label is the legal instruction, not a suggestion. Dilution, surfaces, contact time and precautions all come from it and we follow them.
Applied at the coverage rate the label specifies
Products are rated to cover a set area per gallon, and exceeding that leaves surfaces under dosed. A pump sprayer at the correct rate beats a heavy mist every time.

Treatment used as a substitute for removal
Spraying carpet cushion or contaminated insulation does not make it safe to keep. Porous material that absorbed contamination still has to leave.
Treatment mistaken for drying
A treated wall cavity that is still wet will grow again. Products have no residual power against moisture, and none of them dry a building.

Questions about sanitizing service
Do you always need to sanitize after water damage?
No, and anyone who says yes is selling. Treatment is warranted when the water carried contamination, when it sat long enough to grow, or when the occupants are vulnerable.
What products do you use?
An EPA registered product matched to the surface and the situation. The common classes are chlorine based, quaternary ammonium, hydrogen peroxide based, phenolic and botanical thymol.
What is the difference between those product classes?
Chlorine based products are cheap and fast but harsh on finishes and metals. Quaternary ammonium products are gentle and widely used on hard surfaces.
What is dwell time and why does it matter so much?
It is the period the product has to stay visibly wet on a surface to work, stated on the label.
Is fogging the same as disinfecting?
No. Most product labels do not list fogging as an approved application method, and the label is the legal instruction.
Does sanitizing mean my carpet and drywall can stay?
No, and this is the most important limit to understand. Porous material that absorbed contaminated water still leaves the building, because product cannot reach through the material to what is inside it.
Does sanitizing dry the building?
Not at all. It adds moisture rather than removing it. Drying is a separate stage with air movers, dehumidifiers and daily readings, and a treated surface that stays wet will grow again.
